Homes for independent living are now being added to La Posada, a continuing care retirement community located on 100 acres in Green Valley, Ariz. The community is now home to 700 residents. Beginning in the fall of 2009 construction will begin on Park Centre Homes which will consist of 35 "green" homes. The normal entry fee will apply as well as the monthly service fee. There are two "great room" style floor plans being offered. The first, 1,875 square feet, offers two elevations. A larger home with 2,118 square feet also offers two elevations. The Park Centre Homes are being designed to be compliant with the Leadership in Energy and Environmental Design (LEED) residential standards. The LEED home program was unveiled by the United States National Green Building Council in 2007. La Posada intends for the Park Centre Homes to qualify for a LEED designation, underscoring La Posada's commitment for energy conservation and reducing carbon emissions in the environment. The homes will offer a selection of green amenities include Energy Star® appliances (refrigerator, dryer, washer, dishwasher); high efficiency air conditioner unit (14 Seer-rated); digital programmable thermostats; low VOC paints; bio-based insulation; energy efficient windows and doors; DuPont flex wrap flashing at all exterior window frame sills, dark sky rates exterior lighting, soft water system, dual flush toilets, and compact fluorescent lighting. For information about La Posada, go to: http://www.laposadagv.com/ When it opens in 2011 or 2012, Prairie Landing will be the newest continuing care retirement community in Indiana's Hamilton County. It will offer a range of living options, including a community of both freestanding cottage homes and spacious one- and two-bedroom apartments. The community will offer amenities such as a spa, community center, library, fitness center, aquatics center, walking trails, a variety of fine and casual dining options, and a full continuum of healthcare onsite. Located on a 35-acre campus in Carmel, Prairie Landing will be part of the Legacy commercial development on 146th Street and River Road. A welcome center will be located just west of the site in the Noble West Shoppes at 146th Street and Hazel Dell Parkway. Prairie Landing is owned and will be
managed by BHI Retirement Communities, a local, financially stable,
faith-based not-for-profit company. For more information call
877-660-6890. There is no web site at this time. Summersgate is a new active adult community located on Maryland's Eastern Shore in Salisbury. When completed it will have condominiums, duplex-style villas, and single-family homes. The first phase of the development will include 94 villas, each with a two-car garage, and 100 condos with optional garages. Plans also call for 22 single-family homes to be built. Sidewalks and walking trails will wind throughout the community. Residents will also have the exclusive use of a 7,500-square-foot clubhouse with a library, a computer suite, a fitness center, a game room, a party and meeting room, and a swimming pool. Homeowner association fees, which are estimated at $225 per month for the villas and single-family homes, include snow removal from driveways and sidewalks, landscaping and pest control. Condominium fees are estimated to range from $240 to $282 per month. Summersgate is being built by Vantage

The Retreat at Carmel -- Carmel, NY The Retreat at Carmel is a new active adult community located in Carmel, N.Y., in picturesque Putnam County. The community will feature 101 manor homes and 211 luxury condominiums -- all being built by Pulte Homes. There are five home designs to choose from ranging in size from 1,957 square feet with two bedrooms and two baths to 2,668 square feet with three bedrooms and two baths. Prices start at $489,900. The community will have a 7,100 square-foot clubhouse with billiards, a game room, fitness center, and a heated pool. Home/Martha Stewart Martha Stewart Living Omnimedia and KB Home announced last month their newest project - an active adult community in La Quinta, Calif., as yet unnamed. These new KB homes created with Martha Stewart will represent KB Home's first community built exclusively for adults 55 and over. Upon completion, the community will feature one-story ranch style homes. Homebuyers can choose from a variety of floor plans, ranging in size from 1,300 to 1,800 square feet, offering two to three bedrooms, two to three baths and two-car garages. The community will be gated and include an expansive clubhouse, which will offer residents a variety of recreational activities, meeting spaces and areas to enjoy with family and friends. The homes will feature new exterior elevations inspired by Martha Stewart's many trips to Mexico, and the local landscape. Classic California Spanish style facades will be enhanced with ceramic tile work, awnings, eight foot shutters and expansive covered patios with great outdoor living spaces. It is within walking distance of UCLA and residents will have access to lectures, classes and cultural events. Priority placement in the units will be given first to retired faculty and staff; then to the parents of retired faculty and staff; then to current retirement-eligible faculty and staff; and lastly, to the parents of current faculty or staff. Residents must be at least 60 years old. The six-story building, with three levels of underground parking, will offer 162 rental units, There will be separate sections for independent living, assisted living, and those with Alzheimer's or dementia. The Houston-based Belmont Corp. has leased a former parking lot for 55 years from an adjacent church, Westwood United Methodist Church. The company is building and funding the entire project, which began construction last August. UCLA is not providing any funding, but the university has agreed to distribute marketing information about the new facility to the UCLA community. It is scheduled to open in the spring of 2009. A total of 670 homes will be built during Phase 1. The 1,200-acre community will feature
land reserved for conservation, including miles of walking trails that
wind around a 40-acre lake, tennis courts and activity center. At the
heart of the community will be a town center with an activity building
that includes a ballroom, media room, spa and yoga center, plus other
amenities. The downtown square features a harbor with pedestrian
bridge, canoe rentals, amphitheater, tower and pavilion with activity

The Cascades at Verdae -- Greenwille, SC Banyan Senior Living, one of the Southeast's leading developers of continuing care retirement communities has just opened the doors of The Cascades at Verdae. It is located on 40 acres of the 1,100-acre master planned mixed-use community of Verdae. The community will include single-family homes, townhouses, condominiums, apartments and the Cascades. The commercial component of the development will feature hotels, retail and a variety of office and professional spaces. The Cascades at Verdae is a 450,000-square-foot, $100 million retirement community that will be home to 450 residents. Plans call for one-, two-, and three-bedroom units ranging in size from 979 to 3,210 square feet in 166 independent living apartment homes and the 43 cottages. The health services center is comprised of four buildings, each with a private entrance. They house 300- to 600-square-foot studio and one-bedroom assisted living suites with kitchenette and private bath. Memory care and skilled nursing suites are also in the health center. Most of the amenities will be in the
52,000-square-foot clubhouse. They will include four dining venues, a
movie theater, library, ballroom, dinner theater, arts studio,
billiards room, a convenience market, business center, woodworking

The Village at Orchard Ridge -- Winchester, VA The National Lutheran Home has opened an information center for The Village at Orchard Ridge, a new continuing care retirement community to be developed on 132 acres of land off of U.S. Route 50 just west of the Winchester Regional Medical Center in Winchester, Va. Phase 1 of the project will include construction of approximately 130 independent living units (apartments, townhouses and cottage homes), 30 assisted living units and 15 skilled nursing beds. Community details have not yet been released but applications and $1,000 deposits are being taken at the information center. These people will be the first to receive floor plans, pricing and amenity information. Plans call for construction to start in 2010 and occupancy to begin in 2011. National Lutheran is currently working
to get the property rezoned. The community plans to partner with
Winchester Regional Medical Center to offer exercise opportunities

It is being built by the David Cutler Group of Plymouth Meeting, Pa. Guests had the opportunity to see the picturesque courtyard and some model homes. Home prices start in the mid-$400's. In addition to independent living, the community will offer on-site in-home healthcare coordination. Each residence is equipped with a voice-to-voice emergency response system, which will help provide safety and security 24-hours a day. It will be located on 84 acres of rolling hills, trees and barns. As with all Erickson communities, Grant's Farm Manor will be developed in phases based on market demand. It is tentatively scheduled to open with a few hundred units in late 2009. There will be approximately 95 apartment homes in the first building. The entry fee will range from $191,000 to $461,000. This new community expands AgeSong's holistic approach to elder care in the East Bay area of San Francisco. It is scheduled to open in the first quarter of 2010. A five-story residence, AgeSong at Bayside Park is within walking distance to the city's retail and entertainment district, and Emeryville's bustling "triangle" neighborhood.
