The Cascades at Verdae -- Greenville, SC

Now under construction just 10 minutes from downtown Greenville, S.C. is The Cascades at Verdae, a continuing care retirement community offering cottage homes, apartment homes and a health care center. Initial occupancy of the cottages and apartments is expected in late fall 2008. The community will also have a 52,000-square-foot clubhouse with a library, ballroom, dinner theater, arts studio, card and billiard rooms, a business center, woodworking studio, computer center, lap pool, therapy pool, beauty and barber salon, and more. 

The 40-acre community is part of a 1,100-acre Verdae master-planned development that will encompass a mix of different uses and residential neighborhoods with single-family homes, townhouses, condominiums, and apartments. There will also be a commercial development that will feature hotels, retail and a variety of office and professional spaces 

The two- and three-bedroom cottages range from 1,639 to 2,536 square feet and include a full kitchen, laundry area with washer and dryer, spacious living and formal dining rooms, sunroom, two-car garage, master suites with a spa bath, and outdoor patios.

Somerby of Peachtree City -- Peachtree City, GA

Final approval by the City Council of Peachtree City is expected soon for a $42 million upscale retirement community called Somerby of Peachtree City. It will be located on approximately 26 acres of non-wetland and buffered land and have 310 residential units that include independent living, assisted living and nursing care. Construction on the first phase, which will include 224 rental units, is expected to begin this month. The community, being developed by Dominion Partners LLC, should be completed by August 2009.

Somerby of Peachtree City will be a continuing care retirement community offering two distinctly different independent living options (villa homes and apartment homes) as well as two health care options (assisted living and memory care).

The Woods at Newtown -- Newtown, CT

Last month Kohl Partners, a New Jersey-based developer, broke ground for The Woods at Newtown, an active adult community that will have 178 homes, including 132 clubhouse condominiums connected by an enclosed walkway and 46 townhouses with attached garages. It is located on 50 acres of woodland in Newtown, Conn., just a few miles east of Danbury. 

Most of the residences have two bedrooms and two baths, and range in size from 1,265 square feet to 1,824 square feet. The larger ones have a den. Prices for the clubhouse condos start in the mid-$300s. Occupancy is expected in mid-2009.

The Reserve at Colonial Lakes -- Missouri City, TX

Construction on The Reserve at Colonial Lakes, a 222-unit high-end independent living community designed for active seniors 62 years and older, began in April 2008. The facility will sit on 8 acres of land within a 25-acre development that will include a bank, restaurant, and additional retail space. The complex will also have 50,000 square feet of condominium offices. 

The community will include three- and four-story free-standing apartment buildings housing all of the one- and two-bedroom units that range in size from 775 square feet to 1,356 square feet. The residences will have full-size kitchens with granite countertops, stainless steel appliances, washers and dryers, weekly housekeeping and linen service, planned daily activities, and concierge service. The buildings should be ready for occupancy in the second quarter 2009. 

The interior common areas of the main building include a formal entry lobby and reception desk, a restaurant-style dining room, a bistro, a multi-purpose room, chapel, beauty salon and a heated swimming pool and spa, a putting green, outdoor fireplaces, and a movie theater. Trinity Terrace (River Tower) -- Fort Worth, TX

The growing demand for senior housing in the Fort Worth, Texas, area is prompting Trinity Terrace to add a third tower to its property. Called the River Tower, this 16-story high rise building will add the largest senior-living residences in Fort Worth -- up to 2,600 square feet of living space -- along with excellent services and amenities. 

This continuing care retirement community will also offer something completely new: Brownstone-style patio homes that allow residents to park just steps from their own front door. In addition it will bring a second dining venue to the Trinity Terrace campus. This new dining room will be on the top floor of the River Tower so residents can enjoy a penthouse view while dining.

The expansion also includes a state-of-the-art health care center with all-private health care suites and enhanced assisted living suites. Windsor Run -- Matthews, NC

Erickson Retirement Communities has opened a sales office and plans to break ground in October 2008 for Windsor Run located on 83 acres in Matthews, N.C. This new continuing care retirement community will have 1,100 residences and offer one- and two-bedroom apartment homes. The lowest priced single-occupancy, one-bedroom unit, for example, requires a $170,000 deposit plus a monthly fee of $1,350 which covers one meal a day and most other services. The full deposit is refundable to the resident if he leaves, or to the estate if he dies. 

The three- and four-story residential buildings will be connected to a two-story clubhouse by a network of enclosed walkways among the more than a dozen buildings. The clubhouse will include two restaurants, an aquatics and fitness center, a creative arts studio, computer lab, billiards room, game lounge, classroom, library, a medical center staffed by full-time doctors, a convenience store, and a bank.

Ilima at Leihano -- Kopolei, Oahu, HI

The information center for Ilima at Leihano, a new continuing care retirement community on the island of Oahu, Hawaii, has just opened. The community will include independent living, assisted living, memory support, and skilled nursing all located on a single campus. The first phase of the Ilima at Leihano project, scheduled to begin construction in summer 2008, will include 26 garden homes and 96 apartments in a six story building. It is to be opened for its first residents sometime in 2009. 

The entry fee for residences in the community start at approximately $300,000 with 90% of that fee refunded to the resident or the resident's estate if they leave the facility. Housekeeping and maintenance services are provided for an additional monthly fee that includes on-site security, parking, Internet service, and access to wellness programs and recreation facilities. 

The community is located near shopping, parks, a new library, golf courses and the new University of Hawaii's West Oahu campus. All Leihano residents will be connected by lushly landscaped walking trails that lead to a wide variety of neighborhood amenities including a fully equipped fitness center, a spa, quaint shops, and a variety of restaurants and cafes.

Maravilla Scottsdale -- Scottsdale, AZ

Scheduled to open by the spring of 2011, Maravilla Scottsdale is a resort-style continuing care retirement community that will feature 410 residences and offer a variety of housing options ranging from casitas and independent living to assisted living and memory care residences. 

Situated on 25 acres in the northern end of Scottsdale, adjacent to the Fairmont Scottsdale Resort and TCP Golf Course, Maravilla Scottsdale will feature Spanish Colonial architectural styling and innovative design along with high-end amenities and services such as: gourmet restaurants, a café, clubhouse, enclosed and outdoor swimming pools, beauty salon and barber shop, bank, spa and other enriching amenities and recreational and social spaces. Sunrise at Holladay -- Salt Lake City, UT

Sunrise Senior Living, a leading provider of senior living services, opened its newest community, Sunrise at Holladay, at the end of April. It is the company's third community in Utah and will be the first Sunrise community in the state to offer Independent Living. 

The new four-story, 132,000-square-foot facility will have 150 residents who will receive individualized care and services. It will include healthcare coordination and flexible care options for residents as their health and personal needs change. Four Seasons at Olde Liberty -- Youngsville, NC

Four Seasons at Olde Liberty is K. Hovnanian's latest 55+ community. It is situated on farmland and woods in Youngsville (Franklin County), N.C. The community will offer 275 homes with up to 3 bedrooms, 2 to 3 baths and 1- or 2-car garages. The homes will range in size from approximately 1,700 to more than 3,000 square feet, with all of the conveniences normally offered by K. Hovnanian's Four Seasons program. Prices start at $257,900 for a 1,625-square-foot home. 

Next door is the Olde Liberty Golf and Country Club that will offer residents a variety of amenities, including a clubhouse, golf course, pools and a tot lot. Carillon at Cambridge Lakes -- Pingree, IL

Carillon at Cambridge Lakes in Pingree, Ill., is a new active adult community in the Chicago metropolitan area. It is located on 405 acres (129 acres of open space) and will have 1,297 ranch-style homes offering maintenance-free living. The community will include a clubhouse with an indoor and outdoor pool, tennis and bocce courts, horseshoes, walking trails, a three-hole golf course, a community garden and a play area for visiting grandchildren. 

Home designs include the Bayside series townhouses and Resort series single-family homes, as well the Composer series of single-family attached homes. The Bayside series features four ranch-style townhouse designs ranging from 1,161 to 1,332 square feet with one bedroom and den to two bedrooms, one to two baths and two-car garages. 

They are built as back-to-back duplexes with four homes attached so that every home is on the end. The Composer series consists of four ranch-style single-family attached designs ranging from 1,401 to 1,716 square feet with two bedrooms, two baths and two-car attached garages. The Resort series features five single-family plans. Four of the plans are ranch designs and one is a two-story version with a main-level master suite. The homes range from 1,475 to 2,322 square feet with two to three bedrooms (with up to four available per plan), two to 2˝ baths, two-car garages and optional basements. Madison Crossing at Birch Hill -- Old Bridge, NJ

Madison Crossing at Birch Hill, located in Old Bridge, N.J. (45-miles south of the George Washington Bridge) offers three different and distinct types of homes. Condos: Two and three-bedroom, single level condos located in a mid-rise elevator building with up to 1,549 square feet and underground parking plus additional storage space. 

Townhomes: Feature multilevel residences each with a personal elevator for the owner's convenience with up to 2,490 square feet of space. The homes include 2 bedrooms, a bonus room and either a 1- or 2-car garage with a basement. Erickson Retirement Community (Unnamed) -- 
Forsyth County, GA (Near Atlanta

Erickson Retirement Communities, based in Catonsville, Md., has announced plans to build a 1,500-unit independent living retirement community at the intersection of McGinnis Ferry and Bethany Bend roads in Forsyth County, Ga., north of Atlanta. This will be the company's first community in Georgia. In addition to the independent living units, the 88-acre campus will include two clubhouses, 150 assisted living units and 100 skilled care units. The campus buildings will be arranged in what is currently anticipated to be two neighborhoods each containing six or seven residential buildings, with approximately 100 to 125 independent living units in each. There will also be 159 single-family homes. Residents must be age 62 or better. 

The Erickson concept focuses on providing middle-income retirees with a maintenance-free lifestyle that includes on-site amenities and stimulating social opportunities that improve both physical and mental health. The planned amenities include a fitness center with full-time trainers, an indoor pool, medical center with full-time physicians, a full-time pastoral staff, a chapel, hair salons, transportation to nearby shopping, full-service restaurants, a pharmacy, on-site convenience stores, banks, meeting rooms and wood shop - all accessible by climate-controlled walkways. 

Pending rezoning approvals by the county, the company plans to break ground in 2009 and open the first building in 2010. The community will be built out over a 10-year period. Diamond Resort Retirement Community -- Surprise, AZ

A new style of vertical, urban condominiums is taking root in Surprise, Ariz., and the developer is hoping to sell seniors on the concept of living in a vibrant, urban setting. However, it is not an age-restricted community. The community will be built by British Columbia-based Avenir Group who expects to start construction soon at the corner of Paradise Lane and Parkview Place near Surprise Stadium Village. 

The 339-unit condominium project is expected to cost more than $100 million to build. It is designed to have an upscale, hotel-like feel and is to include a theater, pool and spa, fitness center and an-house kitchen that would offer meals for residents choosing to purchase a meal plan. Rents would range from $2,500 to $3,000 per month. 

The development will have three buildings. The first would include senior apartments for lease and the second would include 88 suite-style units for residents that may require minimal care. The Villas at Southbury -- Oswego, IL

The Villas at Southbury, located in Oswego 45 miles southwest of Chicago, is being developed by Naperville-based Kensington Homes. It is an active adult age-targeted community rather than an age-restricted community which means it is aimed at seniors but others can live there. Floor plans of the homes range in size from 1,476 square feet to 2,527 square feet. The ranch-style homes (1,735 to 2,020 square feet) range from two bedrooms to two bedrooms and a study, two to three baths, basements and two-car attached garages. The homes feature spacious great rooms, formal dining rooms, kitchens with serving peninsulas and breakfast bars, sun room and covered porch per plan, main-floor laundry rooms and bedrooms separated from one another by the living area. Some plans offer second floors. These homes start at $249,990.

The community also has a 7,600-square-foot clubhouse and aquatic center that creates a country club-like environment and features a theater, craft and hobby room, game room, an adult spa, exercise facility, media center, kitchen, library, event area, tennis and volleyball, a community trail and a picnic terrace. The Grandview at Longwood -- Verona, PA

In a few months, construction will start on The Grandview at Longwood - a five-story, 89-unit apartment building on the campus of Longwood at Oakmont, a continuing care retirement community in Verona, Pa. It is the fourth phase of a $70 million expansion project at the community. The new facility will feature an underground parking garage, restaurant, and interior and exterior entrances. A hallway will link the building to a dining hall for 100 people. Units in the 250,000-square-foot building will be 1,750 square feet, twice the size of current rooms. The project is expected to be completed in 2010. 

The expansion will also include a new resident wellness center, which will offer a variety of programs and therapies such as nutrition counseling, massage, exercise classes, and Tai Chi. Nearing completion this year on the campus is the community's 59-bed Hanna HealthCare Center. 

The Grandview at Longwood is the only independent continuing care retirement community in southwestern Pennsylvania now registered to be "green certified" through the U.S. Green Building Council's Leadership in Energy and Environmental Design (LEED) program for environmentally friendly design and construction. Timber Ridge at Talus -- Issaquah, WA

Timber Ridge at Talus, a continuing care retirement community in Issaquah, Wash., welcomed its first 20 residents last month. It is one of only a handful of communities in the nation adhering to nationally-established "green" building standards and is the only senior living community in the Seattle area in the process of becoming LEED certified. The community will be managed by Life Care Services, a Des Moines, Iowa-based company that services more than 80 communities nationwide. 

Phase 1 of the Timber Ridge development includes 184 independent living residences. The second and last phase of the project will add an additional 107 apartment homes. There will also be about 70 private rooms for assisted living or skilled nursing care. 

Timber Ridge will also have a 450,000-square-foot clubhouse and common areas that house a dining room, a library, fireside reading room, creative arts center, fitness center and wellness center. Dining options include a formal dining room, a private dining room and a café. There is also a cocktail lounge, convenience store, beauty salon/barber shop, business center and underground parking. Four Seasons Charlottesville -- Ruckersville, VA

K. Hovnanian's Four Seasons Charlottesville, a new active adult community, will open its park of six model homes this month. The community is located in Ruckersville, Va., near Charlottesville in Greene County, and is 2-hours southwest of Washington, D.C. There are 15 floor plans offered. The smallest is 1,652 square feet priced at $299,990 and featuring two bedrooms, two baths and a two-car garage. The largest is 3,963 square feet with a base price of $409,990. It is two stories and has four bedrooms, 2.5 baths, and a two-car garage. 

The 21,000-square foot clubhouse will have indoor/outdoor pools and spa, ballroom, fitness center, cyber café, classrooms, billiards, game rooms, Bocce ball and tennis plus walking and biking trails.
